 Set-Back Requirements

These distances should be given in the plot plan, which is most often provided on, or immediately after the title page of the plan set. The builder can verify the location of the structure by staking the perimeter of the storage shed and measuring from string lines to the property lines. Any adjustments are easily made at this point, and the excavation for concrete footings and underground utilities can begin.

Most likely, the 12 x 16 storage shed plans will call for a concrete slab on grade that will be 4” thick, with 12" x 16” footings. These specifications will be given on the foundation and footing plan within the plan set.

Inspection of Soil

If there are any grading or soil inspections required, these will be noted on the footing plan as well. With regard to the construction schedule, most often the footings can be excavated, and the concrete forms and rebar installed prior to the first inspection.

The 12 x 16 storage shed plans will specify the locations of all anchor bolts and hold downs for the exterior walls, and whether these must be in place as the concrete the footings are installed.

With a building of this size, it’s likely the engineer will not have specified any heavy duty, wall-to-floor attachments. The plans will also specify whether the electrical conduits for the storage shed will be installed underground, or if an overhead connection is acceptable.

Framing Systems

Complete descriptions of the framing systems for the walls, ceiling and rafters will be provided in the 12 x 16 storage shed plans. These descriptions will specify lumber sizes, layout dimensions, and header sizes for the doors and any window openings.

With a shed of this size, full width, double doors would be the most practical, as well as convenient in terms of access to the storage area. This opening would most likely require a substantial header, as well as connection hardware and bolts.

Again, these items and the particular connection specifications will be included in the 12 x 16 storage shed plans. Other specifications such as the plywood roof sheathing and nailing, as well as electrical conduits and boxes will be shown and described in the plans.

The 12 x 16 storage shed plans will also provide detailed building elevations that describe the exterior finishes, roofing materials, and the style and types of doors and windows.

Exterior Finish

Where the exterior is stucco, the plans will note this on the elevations. If the exterior finish is wood or aluminum siding, the plans will specify whether any building paper or other moisture management system is required. The type and style of the roofing material will be specified, as well as the sizes and manufacturers of the doors and windows.

In addition, the plans will include details for building the storage shelving, or specifications and product numbers for prefabricated shelving systems. It is important to note any critical dimensions, such as the width of the overhangs, or the distance from a building corner to a window, since these have been established in accordance with local building codes.

For the most part, the 12 x 16 storage shed plans will not specify paint colors or custom finishes, unless requested by the property owner.
