Typically, a ranch style house is a single story structure, with the main entry and a large
living room area at the central portion of the house. When looking over a set of ranch style house plans,
you’ll find this central area borders to a dining room and kitchen at one side, and the bedrooms and bathrooms
in the opposite side. This configuration allows for access to either end of the house from the outside, which
is indicative of the ranch lifestyle.

The Foundation
Depending on the location of the property and the nature of the ground soils, the ranch style house plans will
include a raised foundation plan, or a concrete plan that specifies a slab on grade. A raised foundation, with open
under-floor area, is often specified for expansive soil, since this system has certain flexible
characteristics.
A concrete slab on grade requires more stable soil conditions in order to avoid cracking. Either of these
systems will work for a ranch style house, since
both can be engineered to support loads such as plaster walls, large exposed timbers and tile roofing, which are
also consistent with the architecture of ranch style homes.
Plans and Drawings
Without question, the exterior and interior elevation drawings will comprise the greater portion of the ranch
style house plans. These will show, and describe, the styles of windows and doors, and whether some doors might be
solid wood, French, or wood casement sliding doors. The exterior elevations will show the plaster finishes, exposed
rafter tails, covered porches and possibly window planter boxes.

The Interior
The interior elevations will show exposed trusses that are common in the living room area, along with stonework
and tile finishes in any number of the rooms and bathrooms. Appliances, built-in cabinets, counter tops and
vanities will be shown, with plan references that direct you to product descriptions and model numbers on the plan
spec sheets. In light of all this, you can understand why it might take a builder weeks to compile a competitive
bid for a ranch style house.
Many architects will include an extensive property plan within a set of ranch style house plans. This plan is
necessary to show whether the development of the property includes accessory buildings and equipment enclosures, or
horse facilities such as corrals or a stable.
Architecture and Structure
The architecture of these structures will likely be similar to the main house, which affords consistency to the
appearance of the property. If accessory buildings are scheduled for construction along with the main house, the
ranch style house plans will include complete construction details for those buildings.
Finally, a set of ranch style house plans will provide specifications for the plumbing, electrical and
mechanical systems. These specs will include the size and configuration of the water and electrical services, as
well as the heating and air conditioning duct work and units.
Fire Sprinklers and Alarm Systems
In addition, an approved set of fire sprinkler and alarm system drawings will be necessary. The completed
mechanical drawings will be matched up with the architectural plans, to ensure these systems will incorporate into
the architectural design without conflict.
This is the area that requires the expertise of a knowledgeable contractor, since any conflicts between the
design and mechanical installation must be resolved prior to the start of construction. A good set of ranch style house plans will leave little room for issues
that might affect the construction schedule, and in turn, increase the costs of the new home.
